Multi-Family Residential Property Manager

Strategic Realty Management

We are searching for a successful and experienced Multi-Family Property Manager who knows what it takes to achieve financial, occupancy, and accounting success!!

Summary:The Property Manager is ultimately responsible for the financial and occupancy performance of the property. The Property Manager accomplishes these through the day-to-day operations of the property by overseeing and enhancing the value of the property, employing and developing the staff, and maintaining positive resident relations. The Property Manager must have excellent working knowledge of Yardi, LIHTC, and HOME programs. The Property Manager should be very organized and strong in budget control, team building/motivation, marketing, resident retention, and resident relations. The Property Manager must be a team player and be able to manage multiple tasks concurrently.

Essential Duties and Responsibilities:

Human Resources

  • Interviews, selects, and hires all on-site
  • Obtains approvals from the President-SRM Inc. for salary
  • Recommends position changes and
  • Handles questions and special situations involving
  • Trains, directs, and supervise all

  • Prepares and updates on-call list.
  • Prepares schedules for entire

Financial

  • Optimizes net operating income and tax credit
  • Approves each invoice or statement making sure all products or services have been received and coded to the appropriate general ledger code in a timely
  • Participates in and follows budget guidelines, and reports variances with
  • Approves all property purchases, and ensures pre-determined purchasing authority limit is strictly
  • Proposes recommendations on rent
  • Performs required evictions on delinquent
  • Is responsible and liable for petty cash
  • Demonstrates proficiency in all Yardi

Administrative

  • Must be knowledgeable of local, state, and federal laws governing tenant/landlord relations including Fair
  • Reviews delinquency reports, tracks delinquencies, and performs collection
  • Serves ten-day
  • Files unlawful
  • Represents Strategic Realty Management Inc. in court regarding
  • Ensures all reports are completed and submitted within the required time
  • Submits to and obtains approval from Novogradac all resident applications/re-certifications, and reviews qualifications in conjunction with qualified household compliance under the Low Income Housing Tax Credit
  • Ensures lease files are complete and that the completions are being executed as
  • Effectively communicates with all personnel regarding Company policies and procedures.
  • Follows payroll requirements including verifying completion of all time-sheets and submission to payroll per
  • All overtime authorizations must be signed by the Regional Manager before submitting to payroll.
  • Exercises good judgment at all
  • Inspects curb appeal, offices, and models
  • Analyzes signage and inspects
  • Plans advertising needs and consults with Regional Manager to ensure quick occupancy of all units.
  • Evaluates need for special programs that may be required to improve
  • Shops competition and has knowledge of their rentals, policies, lease term, property condition,

Maintenance

  • Schedules and monitors daily progress of on-site maintenance staff and/or caretakers.
  • Ensures that all service requests are completed satisfactorily and in a timely
  • Schedules and inspects all turnover
  • Inspects the entire property to detect potential
  • Determines which units require carpet, mini-blinds, appliance replacement, etc. and obtains approval from President-Strategic Realty Management Inc. as applicable to level of
  • Works with contractors and Regional Managers, as necessary, to follow up on projects being completed on the
  • Supervises Maintenance Technicians/caretakers, and assumes responsibility for all maintenance related
  • Monitors any major maintenance issues and follows-up on a daily basis until project is
  • Responds immediately to any emergency maintenance
  • Obtains Regional Manager’s written approval for any invoice for non-routine items.
  • Analyzes leasing

Resident Relations

  • Handles special resident problems, and monitors all problems that are being handled by staff employees.
  • Trains on-site personnel on positive customer service and resident
  • Inspects problems in occupied units as a follow-up process after maintenance personnel/ caretakers have completed specific
  • Facilitates the support of Resident
  • Reviews all notices to vacate to determine the cause, and visits with resident to save the lease or transfer to another Strategic-managed
  • Manages an effective lease renewal

Safety / Risk Management

  • Oversees the job-specific training of all staff in compliance with the Workplace Safety and Hazard Communication Programs.
  • Investigates all accidents, near-misses, and accidents that result in employee
  • Investigates, documents, and takes pictures, if necessary, of all resident accidents or incidents, and reports immediately to the Regional Manager and the President-Strategic Realty Management Inc Completes accident reports, and forwards to the Regional Manager and the President of Strategic Realty Management Inc

  • The Property Manager is fully accountable for all property operations.

Education/Experience

  • High School Graduate required.
  • Computer literacy and acumen for property management software Knowledge of Yardi is highly desirable.
  • Working knowledge of MS Word, Excel, and

Required Skills

  • Minimum two (2) years' experience in Property Management capacity as a manager or assistant manager.
